A Fast-Growing Town With Two Kinds of Homes

Coweta started as an 1843 mission and became a railroad town in 1903, and today it is growing fast: its population is up 19% since 2020. The city logged 197 new single-family starts in 2025, and about 40% of Coweta homes have been built since 2000. At the same time, 852 homes date from the 1970s and are now about 50 years old.

Morgan Windows works on both. In the newer subdivisions that usually means a first upgrade: a better patio door, a storm door, or a composite deck for a new backyard. In the older homes it means full window, door, and siding replacement. Our Catoosa shop is about 21 miles away, roughly half an hour.

Local Window, Door & Siding Needs in Coweta, OK

What We See in Coweta Homes

  1. New builds that need a deck or a better door

With close to 200 new homes a year, plenty of Coweta backyards start out bare and plenty of builder patio doors start to drag after a few summers. Composite and PVC decks are our most common first project in newer subdivisions, and our deck prices include permits.

  2. 1970s homes reaching full replacement

About 34% of Coweta homes were built before 1980, including 852 from the 1970s. Original windows from that era often have failed seals, worn weatherstripping, and aluminum frames that sweat in winter. Replacement runs $700 to $1,100 per window installed, priced in writing for each opening.

  3. Storms on the south side

On October 10, 2021, an EF1 tornado crossed south-side neighborhoods between Highway 51B and Highway 72 and hit the high school. In 2015 an EF2 damaged as many as 120 homes near East 131st Street South, and 2-inch hail damaged roofs in April 2016. See our hail damage guide before you file.

  4. Ice storms and cold snaps

FEMA rates Wagoner County Very High for ice storms, and the nearby Wagoner weather station averages about 69 nights a year at or below freezing. Drafty windows and doors cost the most on those nights. PSO has no window rebate, but it does rebate door weatherstripping and attic insulation.

Permits & Local Rules in Coweta

What Coweta Requires

Coweta builds under the 2024 International Residential Code. Here is what the city publishes as of October 2026, and who to call.

When you need one
A permit is required to construct, enlarge, alter, repair, move, or demolish a building or structure, and Residential Remodel is a listed permit type. Coweta Community Development at 918-486-2189 can confirm whether your window, door, or siding job needs one.
Decks
We found no Coweta-specific deck rule beyond the general permit requirement for new structures. Our deck prices include whatever permit your deck needs.
Inspections
Inspections are booked through a 24-hour hotline at 918-279-7205, and calls must be in by 4 PM for a next-day inspection. Reinspections are $75.
Fees
The fee schedule adds a $4.50 state fee to each permit, and fees double when work starts without a permit. The city asks you to call for the exact amount.
Insurance rating
Coweta holds a residential building code rating of 5 from ISO, the score insurers use to judge how well a town enforces its code.
Rebates
PSO serves Coweta and has no window rebate, and the federal window tax credit ended December 31, 2025.

Coweta Window, Door & Siding Questions

Common Questions From Coweta Homeowners

Do I need a permit to replace windows in Coweta?
Coweta requires a permit to construct, enlarge, alter, or repair a building, and Residential Remodel is one of its permit types. Whether a straight window swap counts depends on the scope, so call Coweta Community Development at 918-486-2189 to confirm for your address, or we can check before we start.
What do new Coweta homeowners usually upgrade first?
With close to 200 new homes going up a year, we see the same first projects again and again in Coweta: a composite or PVC deck off a bare backyard, a storm door on the front entry, and a better-sealing patio door once the builder slider starts to stick. The builder windows in a new home can usually wait.
My Coweta home was built in the 1970s. Is it time for new windows?
Often, yes. Windows from the 1970s are now about 50 years old, and failed seals, drafts, and frames that sweat in winter are common. Replacement runs $700 to $1,100 per window installed. We price each opening in writing and tell you which ones can wait.
Can you repair storm damage in Coweta?
Yes. The 2021 EF1 tore through south-side neighborhoods between Highway 51B and Highway 72, and the 2015 EF2 damaged up to 120 homes near East 131st Street South. After a storm, photograph every wall and window before cleanup starts. We then walk the house, write up what is damaged for your insurer, and handle the repair.
How far is your shop from Coweta?
Coweta is about 21 miles from our Catoosa shop, a drive of roughly half an hour. We schedule Coweta estimates like anywhere else in the metro, at your home and at no charge, and you get the same pricing and the same itemized written quote you would get in Tulsa or Broken Arrow.
Does PSO offer a rebate for new windows in Coweta?
No. PSO is Coweta's electric utility, and as of October 2026 its rebates skip windows and doors entirely, while the federal credit for windows ended with 2025. What PSO will pay for is attic insulation and small sealing items like door sweeps and weatherstrip, so we often pair a door replacement with those.
