Collinsville incorporated in 1899 and boomed on coal and zinc smelting. It has grown 78% since 2010, to about 9,960 people in 2025, and its houses carry both chapters of that story.

If you are shopping for replacement windows in Collinsville, the right answer depends a lot on which part of town your house belongs to. Collinsville grew up beside the Santa Fe tracks in 1899 on coal, gas, and brick, and most of its downtown buildings went up between 1911 and 1917, while two zinc smelters ran at full scale on the south edge of town. When the smelters faded, the population fell from 3,801 in 1920 to 1,927 in 1940, and as late as 1980 it was still below that 1920 mark.
The second boom followed the four-lane US-169 expressway to Tulsa, finished in 1988. Collinsville went from 5,606 people in 2010 to about 9,960 in 2025, and 34% of its homes date from 2010 or later, while just 11% come from the 1980s and 1990s. Morgan Windows handles window installation, entry doors, siding, and composite decks in both the old core and the new subdivisions, from our Catoosa shop about 20 miles away.
About 1 in 10 Collinsville homes was built before 1940, and since July 1, 2024 the city's Historic Preservation Ordinance has covered its downtown district. The ordinance defines an alteration to include windows, window frames, doors, and siding, so a swap on a downtown Collinsville house needs a certificate of appropriateness first. The committee weighs materials, proportion, and the Secretary of the Interior's Standards, and we can supply the product specs and samples the application asks for.
A third of Collinsville homes are from 2010 or later, in plats like Ashbury Park, Piney Brook, Cherry Creek, and 4-Bar Ranch. Windows in those Collinsville builds usually have years of life left, and we will tell you when something can wait. The early problems are a single foggy window, fixed by replacing just the sealed glass for $750 to $950 per opening, and builder patio sliders that start to drag. Our sliding door guide covers repair versus door replacement.
NOAA logged hail that damaged homes within about 3 miles of town on May 21, 2024, May 19 and September 20, 2025, and April 28 and May 8, 2026, the last with golf ball size stones. On March 6, 2026, an EF2 tornado with 125 to 135 mph winds destroyed a home east of town near the Caney River. Before we replace storm-damaged siding or windows on a Collinsville home, we document every damaged wall in writing. Start with our hail claim guide.
Homes inside the city's electric territory buy power from Collinsville Energy, a city-owned public power utility that gets its electricity from the Grand River Dam Authority and serves about 3,231 meters. Residential service runs $27.67 a month plus about 10.5 cents per kWh, and the utility lists no rebates. The city's own energy tips start with weatherstripping and caulk, which is good advice. After that, replace the windows that are actually costing you. Our guide to old windows and energy bills shows how to spot them.
