Tulsa has about 416,000 people and the oldest housing in the metro, plus eight historic preservation districts with their own rules for exterior changes.

The median Tulsa home was built in 1973, compared with 1994 in Broken Arrow and 2001 in Owasso. Nearly two thirds of Tulsa homes went up before 1980, and in the midtown ZIPs 74104 and 74120 the median home dates to 1943. That means original wood windows, openings that are no longer square, older siding, and doors that have settled with the house.
Morgan Windows replaces windows, doors, and siding and builds composite and PVC decks all over Tulsa, from the historic districts of midtown and Brady Heights to mid-century Lortondale and the newer homes of south Tulsa. Our shop is in Catoosa, about 15 minutes from east Tulsa and roughly 21 minutes from downtown.
Tulsa has eight historic preservation districts: Brady Heights, Gillette, North Maple Ridge, Swan Lake, Yorktown, Tracy Park, Elmwood, and the Council Oak Tree site. There, an HP permit is required before exterior work, whether or not a building permit is needed. The application is free and the commission must act within 30 business days. Windows not visible from the street are not reviewed.
Maple Ridge outside North Maple Ridge, Ranch Acres, Riverview, Owen Park, and Riverside are listed on the National Register, which places no restrictions on a private owner. They do not need an HP permit. This is one of the most common mix-ups we hear from midtown homeowners.
About 65% of Tulsa homes were built before 1980, and many still have original wood or early aluminum windows. Older openings are rarely square, so we measure each one and fit the replacement to it. Where historic rules apply, Tulsa's guidelines allow insulated glass but want the original sash design and muntin pattern matched.
An EF2 tornado ran along 41st Street between Yale and Sheridan on August 6, 2017, the June 17, 2023 windstorm knocked out power for over a week in places, and golf-ball hail damaged Tulsa homes in May 2024 and May 2025. FEMA rates Tulsa County Very High for strong wind, tornadoes, and ice storms. See our hail damage guide before you file.
