Window, Door & Siding Company Serving Glenpool, OK

A Town of 770 That Became a Suburb of 14,700

If you are pricing window replacement in Glenpool, start with the year your house was built, because this city grew in two big bursts. It began as an oil-field settlement, but by 1970 it was a quiet town of about 770 people. Then it took off: 2,706 residents in 1980, 6,688 in 1990, and about 14,700 by the Census Bureau's 2025 estimate. The houses tell the same story. Glenpool built 1,223 homes in the 1980s alone, more than in any other decade, and added another 2,235 between 2000 and 2019.

So the typical Glenpool house is not old, with a median build year of 1995 and only about 22% built before 1980, but a big share of it is reaching the age when windows, doors, and siding give out. About 69% of occupied homes are lived in by their owners. We handle window installation, entry door replacement, and siding work plus composite and PVC deck builds across town, in the 1980s neighborhoods and in newer phases like Glen Hills and Scissortail, about 27 miles from our Catoosa shop.

Local Window, Door & Siding Needs in Glenpool, OK

Where Glenpool Houses Need Work

  1. Replacement windows for the 1980s houses

The 1,223 homes Glenpool built in the 1980s are now 37 to 46 years old. Original windows that age usually show it in fogged glass, sashes that will not stay up, and cold air around the frame. If the frames are still sound and only a few panes have fogged, new sealed glass, $750 to $950 an opening, can be the smarter spend. If the frames are failing, replacing the whole window costs $950 to $1,250 each, installed.

  2. Window and siding jobs need a city permit

Glenpool publishes a list of residential work that needs a permit, and it names window replacements and exterior covering replacement, meaning brick and siding (small repairs excepted). Some metro codes leave this unclear. Glenpool's is not, so plan for a permit and an inspection on a window or siding job, and make sure whoever you hire does too.

  3. Hail damage to windows and siding, even in October

Spring is not the only risk here. On October 4, 2023, half-dollar hail damaged homes and vehicles just east of Glenpool, and on October 18, 2025, ping-pong-ball hail damaged homes on the south side of town. Back on May 13, 2010, an EF1 tornado with peak winds near 95 mph crossed the north side of Glenpool and damaged several homes. After a storm we replace only the windows and siding that were actually hit and write it up for your adjuster. Read our hail claim guide before you call your insurer.

  4. An OG&E rebate with a 10-year catch

The city lists OG&E as Glenpool's electric provider, with East Central Electric Cooperative serving the southern part. OG&E pays as much as $350 on qualifying ENERGY STAR windows and $200 on ENERGY STAR doors that are more than half glass, but its rules exclude homes built in the last 10 years. With more than 1,200 Glenpool homes built since 2010, many of the newest houses are not eligible yet. The 25C federal credit for windows expired at the end of 2025.

Permits & Local Rules in Glenpool

What Glenpool Requires

Glenpool spells out which home projects need a permit, and windows and siding are on the list. Here is what the city posts as of October 2026. Rules change, so confirm with the permit office before work starts.

Windows and siding
The city's Required Residential Permits list includes window replacements and exterior covering replacement (brick and siding), not counting small repairs. The city also warns that some permit types require a working smoke detector in each bedroom and at least one combination detector per floor near the bedrooms, so check yours before the inspection. The permit office is at 12205 S. Yukon Ave., 918-209-4610. Ask them for the current fee, or we can check for you.
Decks
No permit is needed if the walking surface is 30 inches or less above grade. Higher decks need plans showing materials, lumber sizes, footings, and location, an attached deck counts as an addition, and a low deck with an attached cover needs a permit too. Inspections cover piers, framing, and a final. Our deck prices include the permit.
Yards and setbacks
The zoning code (Sec. 11-4-2) keeps required yards open from the ground to the sky and lists only eaves, fire escapes, fences, and signs as allowed projections. Patios in the rear yard must sit in the rear half of the lot, at least 10 feet from side and rear lot lines. The city also says never to build over an easement, so we confirm deck placement first.
HOA approval
Glenpool's accessory structure forms include an acknowledgment that the city does not check HOA or architectural committee rules. Get your HOA's written approval before we order, because windows, doors, and siding are made to order.
Codes and fines
Glenpool adopted the 2018 International Codes by Ordinance 796 for plans approved on or after April 15, 2022, and Oklahoma's 2024 residential code took effect statewide September 14, 2026. The fee schedule the city posts dates to 2011 and lists a $200 fine for starting work without a permit. Ask which edition and fee apply to your job.

Glenpool Window, Door & Siding Questions

Common Questions From Glenpool Homeowners

Do I need a permit for window replacement in Glenpool, OK?
Yes. Glenpool's published list of required residential permits names window replacements, and it also covers replacing exterior coverings such as brick and siding, other than small repairs. Call the permit office at 918-209-4610 to confirm the scope and current fee for your house, or we can check with the city for you before we start.
Do you build decks in Glenpool, and do they need a permit?
Yes, we build composite and PVC decks there, and a permit is required when the walking surface is more than 30 inches above grade, or if a lower deck gets a cover or shade structure attached. Those need plans showing materials, footings, and location, and an attached deck is treated as an addition to the house. The city inspects the piers, the framing, and the finished deck. Our deck prices already include the permit.
Does OG&E give a rebate for new windows in Glenpool?
Possibly, if your home is on OG&E and was built more than 10 years ago. OG&E pays as much as $350 on qualifying ENERGY STAR windows and $200 on doors that are more than half glass, with the invoice and application due by December 1. OG&E notes that part of its Oklahoma rebate list is paused until 2027, and the federal window credit expired with 2025.
How much does window replacement cost in Glenpool?
A complete new window is $950 to $1,250 each, installed, and foggy glass in a sound frame can often be fixed by swapping only the sealed unit for $750 to $950 an opening. That choice matters here: Glenpool built 1,223 homes in the 1980s, so many frames are 37 to 46 years old. We check each one and price it in writing.
Does my Glenpool HOA have to approve new windows or a deck?
Often, yes, and the city will not check for you. Glenpool's accessory structure forms include an acknowledgment that the city does not enforce HOA or architectural committee rules. Get the approval in writing before we order. Windows, doors, and siding are built to your order, so a color or grid style your HOA later rejects is expensive to undo.
Is there a window company close to Glenpool?
Yes. Morgan Windows is based in Catoosa, about 27 miles and roughly 37 minutes from Glenpool, and the drive does not change your price. The estimate is free and done at your home, with every opening priced in writing. Windows, doors, and siding carry our 5-year workmanship warranty, and financing is available for qualifying window, door, and siding projects.
