A Wartime Boom Town Full of Postwar Houses

If you are pricing window replacement in Pryor, it helps to know how the town's houses came to be. Pryor, named Pryor Creek by the Post Office in 1887, boomed in World War II, when the Oklahoma Ordnance Works four miles south employed nearly 10,000 people at its peak and the population jumped from 2,503 in 1940 to 4,486 in 1950. On April 27, 1942, a tornado destroyed the downtown business district and killed 52 people. The plant site became MidAmerica Industrial Park in 1960, now 9,000 acres with more than 80 employers, including the Google data center announced in 2007.

All of that left Pryor a town of postwar houses. The city's 2017 long-range plan describes most neighborhoods beyond the original plat as Cape Cod and Minimal Traditional cottages, ranches, and split-levels built after the war. The Census numbers line up: the median Pryor home dates to 1974, 64% were built before 1980, and fewer than 4% have gone up since 2010. Morgan Windows is a locally owned window company and siding contractor that also handles entry door installation and builds low-maintenance composite and PVC decks for Pryor homeowners, about 40 minutes from our Catoosa shop.

Local Window, Door & Siding Needs in Pryor, OK

What Pryor Houses Usually Need

  1. Replacement windows for 1950s to 1970s cottages and ranches

Pryor put up 2,287 of its 4,180 homes between 1950 and 1979, and the 1970s alone account for nearly a quarter of all Pryor housing. The city's plan notes that many older houses have been refaced with new siding and that carports are a common add-on to ranches and cottages, so no two are quite alike. We measure every opening on its own and price each one in writing, at $950 to $1,250 per window installed.

  2. Foggy windows, city-owned power, and an honest payback

The Municipal Utility Board of Pryor runs the city's electric, natural gas, water, and sewer, and buys its power wholesale from GRDA. Residential electricity is 8.3 cents per kWh, and the all-electric winter rate drops to about 6 cents past 500 kWh. MUB lists no window or door rebate. With rates that low, new windows pay you back mostly in comfort, so read our take on old windows and energy bills. If only the seals have failed, swapping just the sealed glass, $750 to $950 per opening, may be enough.

  3. Window and siding repair after hail and the 2025 tornado

On June 17, 2025, an EF1 tornado formed on the east side of Pryor, crossed Highway 20 and NE 1st Street, and damaged a funeral home roof and a metal building. Golf-ball hail damaged homes just southeast of town on March 14, 2024, and north and west of town on May 18, 2025. FEMA rates Mayes County Very High for ice storms and Relatively High for strong wind. Our hail damage guide covers what to photograph first.

  4. Doors, windows, and siding for rental houses

About 46% of the occupied homes in Pryor are rented. If you own one, the goal is fewer callbacks between tenants: vinyl windows that never need paint, a solid entry door at $2,500 to $4,000 installed, and siding that stands up to the wind. Windows, doors, and siding carry our 5-year workmanship warranty, and financing is available.

Permits & Local Rules in Pryor

What Pryor Creek Requires

Building permits in Pryor come from the City of Pryor Creek's Community Development Department, not from MUB. This is what the city's own pages and permit form say as of October 2026, and where they leave the answer open.

Permit office
The Building Inspection division handles permits and inspections for residential projects within the city. It is at City Hall, 12 North Rowe Street, 918-825-1679, open Monday through Friday, 8 am to 5 pm.
Fees and permit types
The city's building permit application lists $0.15 per square foot with a $20.50 minimum, plus a $4.50 state fee. Its permit types are new construction, remodel, accessory building, and addition. It does not say whether swapping a window or replacing siding in kind counts as a remodel, so call the office, or we can check for you.
Code edition
The city's pages still cite the 2015 International Building Codes, in effect locally since February 2016. The state's 2024 edition of the International Residential Code has been Oklahoma's minimum since September 14, 2026, so confirm with the city which edition it applies to your job.
Contractors and inspections
Contractors must hold active status with the state Construction Industries Board before the city issues a license or permit, and no inspection happens without a purchased permit. Inspections requested after 4 pm may not happen until the next day before noon.
Decks
For new buildings and additions, the city asks for a plot plan showing distances to property lines and easements, and a deck may need one too, so we confirm that with the city. A typical 12x12 to 16x20 composite or PVC deck up to 8 ft high runs about $10,600 to $16,100 installed, and our deck prices include the permit.

Pryor Window, Door & Siding Questions

Common Questions From Pryor Homeowners

Do I need a permit to replace windows in Pryor?
It depends on the scope, and the City of Pryor Creek makes that call. Its Building Inspection division issues permits for residential projects within the city, but the application lists only new construction, remodels, accessory buildings, and additions. A quick call to 918-825-1679 settles it for your project, or we will ask the office ourselves before any work begins.
Is there a rebate for new windows in Pryor?
No. The Municipal Utility Board of Pryor lists no window, door, or insulation rebate, only bill assistance programs such as LIHEAP and ECAP. The 25C federal credit for windows expired at the end of 2025. With MUB residential power at 8.3 cents per kWh, the best reasons to replace windows in Pryor are comfort, failed seals, and storm damage, not a fast payback.
How far are you from Pryor, and does the drive cost extra?
Pryor is one of the farthest towns we serve, about 31 miles from our Catoosa shop through Claremore and out Highway 20, roughly 40 minutes. The drive costs you nothing. The in-home estimate is free, and per-window and per-door pricing is the same as in Tulsa. We would rather make the trip than have you guess at measurements over the phone.
Do you repair hail-damaged windows and siding in Pryor?
Yes. The June 17, 2025 EF1 crossed Highway 20 and NE 1st Street on the east side of town, and golf-ball hail damaged homes near Pryor in March 2024 and again in May 2025. We go wall by wall checking glass, screens, siding, and trim, write up what was actually damaged for your adjuster, and replace only that.
How much does window replacement cost in Pryor?
Window replacement in Pryor runs $950 to $1,250 per window installed, the same as everywhere we work. If only the sealed glass has fogged, glass-only replacement is $750 to $950 per opening, and entry doors run $2,500 to $4,000 installed. On a 1950s cottage still wearing its original single-pane or aluminum windows, the windows are usually the first upgrade worth making.
What windows and doors hold up best in a Pryor rental house?
Low-maintenance products that survive tenant turnover. About 46% of occupied homes in Pryor are rented, and for those we usually suggest vinyl windows that never need paint, a solid entry door, and siding that stands up to the wind. Windows, doors, and siding all carry our 5-year workmanship warranty, and financing is available for qualifying projects.
